Top Dollar, Least Hassle
Market and sell your property for the best price. From staging your home to closing the deal, we’ll be by your side the entire time.
A professionally staged home will essentially bring out the good in a home. We generally stage our homes using a neutral palette and design to appeal to a broad range of buyers. Home staging can essentially negate whatever imperfections a home may have.
Open House Check List
As your Professional Home Stager, I want to go over a few things to do before you show your house. This will make the most out of your potential buyer traffic and appeal to all of their senses while creating "Emotional Connetion Points" for them to respond to throughout your home.
IS MY HOUSE WORTH BEING "PROFESSIONALLY STAGED"?
According to the National Association of Realtors, for every $100 invested in staging, the potential return is $400. A staged home will sell for 17% more on average than a non-staged home, and 95% of staged homes sell in 11 days or less. That is statistically 87% faster than non-staged homes.
SHOULD I STAGE MY OWN HOME?
It can be difficult for home owners to be objective. It would be a better choice to hire a staging professional who is trained to be objective and understands the market and its current trends. We have the skills needed to prepare your home for a competitive market. How you live in a home and how you market a home are very different.
DO I NEED TO STAGE MY HOME IN A GOOD HOUSING MARKET?
Yes. Every house will sell... it's a matter of when and for how much. Even if your house sells quickly in a good market, it doesn't mean it sold for the amount it would have sold for had it been professionally staged. Remember, professionally staged homes sell in a conservative average for 6%+ more. If your home sold for 400k without staging it probably would have sold for 425k professionally staged.
WHAT ROOMS ARE MOST IMPORTANT TO STAGE?
We recommend focusing on the public areas of the home including formal living rooms, dining rooms, family rooms, kitchens, and the master suite. Additionally, any rooms that the potential buyer may find difficult to furnish, or that may have an unusual layout.
CAN A POTENTIAL BUYER VISUALIZE LIVING IN MY HOME WITHOUT STAGING?
It is very difficult for home buyers to visualize the potential of an upstaged home. This is why having a home professionally staged is so important. Staging helps buyers visualize size and scale to give them a frame of reference and make it easier to imagine themselves living in the home.
